The Action
The seller purchased the downtown unit in 2015 for $363,000, back when the area was poised for new development and density. They sold because the market for one-bedrooms in downtown is strong, despite the overall market slowdown.
They received an offer and a back-up offer on the first day of showings, both from young buyers who planned on living in the unit.
“I think investors are sitting on the sidelines right now,” listing agent Shali Tark said.
What They Got
This one-bedroom corner unit is across the street from the newly opened Burrard Place. The 75-unit boutique building, within walking distance of the seawall, transit and Davie Street shopping, was built in 2009 and allows rentals with a six-month minimum.
The bright, open concept unit is a compact 541 square feet, with polished concrete floors, galley kitchen, stacked laundry, high ceilings, plenty of windows and a small balcony.
The Agent’s Take
“Because the market has taken a dip, all the people who didn’t get in before are jumping in now – all those first-time buyers,” Ms. Tark says. “I was expecting to sell for full price and I didn’t think we’d get an offer over asking and a back-up. But if you like something that isn’t typical with the usual laminate floors, and you want something different like concrete polished floors, you’d usually have to go to Gastown.”
