Ms. Davie’s team handed out flyers to neighbours and invited them to an exclusive open house, trying to minimize disruptions to the young sellers, who had two children. They received two offers, one lower than the asking price and one a bit higher. The winning bid also matched the sellers’ timeline to move out.

“It was popular because it was spacious and a recognizable building in the area. And [it was] priced correctly for the current market,” says Ms. Davie.
The sale completed June 14.
