What they got
The house, built in 1946, has a striking vaulted post-and-beam ceiling and open-concept design. There is a small wood-burning fireplace, mountain and ocean views, wood floors, galley kitchen and large back deck with landscaped garden.
It’s a short walk to the beach and trails of Deep Cove. It’s a short drive to downtown Vancouver or if going by transit, there’s a bus stop nearby.
The 1,670-squrae-foot, three-bedroom, two-bathroom home was renovated and updated with new kitchen and bathrooms and new windows throughout.
The action
The sellers are moving out of the province and had listed the house previously with another agent last year but didn’t get an offer. Listing agent Patricia Houlihan held an open house on Jan. 28 and had about 30 buyers through the house.
Three buyers were interested in making an offer, but two of them backed out because they didn’t want to compete. The buyer with the winning bid made an over-asking offer, subject to the sale of their own home, which sold quickly.
The agent’s take
“The house is lovely as the sellers did a nice renovation, but it was in a tough location, on a busy street across from a pub,” says Ms. Houlihan.
As well, the bedrooms were not all on the same floor, which is sometimes not suitable for families.
“Having said all that, in the under $1.5-million price point, buyers are still very active … it sold right away.”
The sale completes on May 9.
