The Action
Listing agent Paul Albrighton showed the unit to several groups as soon as it was listed. The owner decided to work with the first offer as it had very attractive terms, Mr. Albrighton says.
“Often sub-penthouse condos will be quite large, at 1,100 plus square feet, and be priced at over $1.5-million. With the current market conditions, a listing must be well presented and offer unique features and have an attractive price.”
The owner had paid $898,000 for the property in early 2016.
What they got
The sub-penthouse unit is at The Beasley in downtown Vancouver, a 2011 development in the Yaletown neighbourhood.
The 849 square-foot unit has city and water views, with an open concept living area and floor-to ceiling windows. The two bedrooms are at opposite ends of the unit for privacy. There are two bathrooms, an office nook with custom millwork, kitchen island with waterfall counter, stacked laundry, upgraded wood flooring and a balcony.
The unit comes with a two-car private garage and the building has a rooftop patio, gym, full-time concierge and lounge. Rentals are permitted.
The Agent’s Take
“Although it sold quickly, the price was in line with the market at the time,” Mr. Albrighton said. “Also, it was a unique property with great views, a private garage, and a nice, wider layout and patio space. This type of unit doesn’t usually exist on high floors, so the actual purchase price was attractive for the features it offered, even though a smaller unit.”
The sale completed on Aug. 30.
