The senior who owned this unit in a 1970s-era condo building had rented it out for many years and never lived in it. It was the first time the unit had been on the market.

About 28 groups went through the home and listing agent Cheryl Davie received four offers. The winning bid came without conditions from a single first-time home buyer. The deal was completed June 14.

The ground-level, 743-square-foot unit is in the Fairview neighbourhood, within the Broadway Plan area, which is undergoing significant densification. The building is on a tree-lined street within walking distance of South Granville and Broadway shops and transit.

Because it’s an established building it has a healthy contingency fund to cover major maintenance. There are restrictions on short-term rentals and pets are not allowed.

The agent’s take

Ms. Davie says that the size of the unit was a constant comment during the showings.

“The space and layouts are significantly better with these older buildings,” she said.
