What they got
The split-level home in the Renfrew Heights neighbourhood sits on an extra-large lot on a cul-de-sac, a 1969 throwback that’s a rarity in Vancouver.
The house has 2,700 square feet of living space and is walking distance to a SkyTrain station. Laura Secord Elementary School and Vancouver Technical Secondary School are nearby.
The three-bedroom, one-bathroom home is bright and meticulously maintained, with a one-bedroom basement suite, two fireplaces, a family room, a solarium, and hardwood flooring, but it feels as if it’s from another era and needs updates.
The action
The seller had lived in the house since the 1970s and decided to sell to downsize and be closer to family. Fourteen groups went through the house, including investors looking to hold the property, developers looking to build and those looking to live in the house.
The buyers are a young family that plans on doing renovations.
“Originally the sellers desired it listed at the assessed value,” says listing agent Cheryl Davie. “We tried this for a month before reducing. After which, we had a busier open house and a compelling offer which came in subject-free at $2,050,000.”
The agent’s take
“The size of the lot, at 7,600 square feet, is quite rare, as is being located on a quiet cul-de-sac, which you can almost never find in Vancouver,” said Ms. Davie.
The sale completed on Oct. 31.
