Some listings tell a story about the homeowner, and for listing agent Shelley Williams, this home was one of them. The 1947 bungalow had original mid-century modern features, such as cove ceilings, linoleum and hardwood floors and a reverse floor plan, with all three bedrooms downstairs.

The homeowner had been a collector of record albums and a lot of stylish furniture, art, antiques and curios, says listing agent Shelley Williams, but there was so much in the house that she had to hire someone to declutter. An unusual feature was the large bomb shelter underneath the garage.

The house needed updating and some work. Raccoons were living in the attic and the roof needed repair. Ms. Williams said the value was entirely in the land, located on a quiet section of Grand Boulevard in North Vancouver.

The estate sale involved a lot of downsizing and clean up, with many items sent off to donation and others put up for sale, such as the 1960s Oldsmobile in the garage. The owner’s collections, and his grand piano, became part of the staging during the open houses. Ms. Williams worked with the executor, a neighbour. The owner left his estate almost entirely to charity.

Ms. Williams received two offers on the eclectic home.

“We had quite a bit of interest at the open house, a lot of people who came through because of the era of the home. There’s not many of those houses left,” said Ms. Williams. “We thought it would be bought by builder, because we listed it at lot value. But a developer came by who builds small condo buildings and he fell in love with the house. He plans to live in it.”

The new owner took possession Aug. 30.

It was a unique sale because the executor was a neighbour and Ms. Williams had to do a lot of upfront work.

“I think the garbage guys were there three times. And that basement bunker, that was the full. Every single room was full,” she says. “But he had really great taste.”
