The Action: This three-storey, semi-detached house was priced below $800,000 as an incentive for buyers considering the availability of similar homes on more sought-after streets nearby. The agents hoped the final price would land in the high $800,000s, but one of three bidding parties exceeded that number with a $945,000 deal in November.

"There are not many homes in the area that have four bedrooms, so this was a very special property that was able to attain that price," agent Safras Lafeer said.

"Most generally have three bedrooms."

What They Got: This 1,350-square-foot house has a contemporary feel with a remodelled kitchen and three bathrooms, as well as new hardwood throughout, including the recreation room in the 417-square-foot basement.

The Agent's Take: "It has two-car parking and it's in a generally newer complex versus the 100-year-old houses [nearby]. These are probably 30 to 40 years old," Mr. Lafeer said.
