LISTING AGENTS Adrienne and Courtney Farquhar, Keller Williams Neighbourhood Realty
The Action: This semi-detached residence was closely inspected by several house hunters late in April, but before more could do the same, one buyer registered a strong pre-emptive offer of $1.24-million.
What They Got: This brick Victorian was built more than a century ago, but the 1,162-square-foot interior is nearly all modernized. Highlights include wood floors, pot lights and brick walls exposed in the primary entertaining area, and a rear kitchen with slate floors, ceramic backsplashes and stainless-steel appliances.
Two bedrooms fill out the second floor, while a recreation room occupies the basement. Both levels have bathrooms.
Outside is a deck off the dining area and two-car parking off a lane behind the 16-by-80-foot lot.
The Agent's Take: "The [sellers and neighbours] did the front deck together, so they both painted the trims black, so it looked like one big house rather than a semi-detached, which is nice for curb appeal," agent Courtney Farquhar said. "[As well, inside], it was updated and fresh, so it felt good when you walked in."
Downsizers and condo owners upgrading were especially drawn to the modifications. "Typically, in that neighbourhood, you'd find a three-bedroom [home], but ours was a two-bedroom," Ms. Farquhar said.
"It has a really nice open-concept feel … [with] exposed brick and a great walkout to the back deck."
