The action
The seller of this three-bedroom bungalow roughly 60 kilometres east of downtown Toronto received an offer within five days of it coming to market in December but was unimpressed and patiently waited for a better alternative.
“Everything just went cold a week before Christmas, during Christmas and New Year’s Eve, and the week after the new year,” agent Stefan Melnychuk said.
“Nobody was booking showings because everybody had the holidays on their mind.”
Heading into the second week of January and having to contend with four other bungalows listed nearby, it was decided to cut the asking price by $41,112. Four days later, the seller accepted a new offer that trimmed a further $28,888.
“The second the holidays were done, we had an overwhelming open house with 40 plus people through in the span of two hours,” Mr. Melnychuk said.
“In this market, buyers can be pickier with what’s out there.”
What they got
This 18-year-old house has had several updates, including a new driveway and double garage doors out front.
Last year, the eat-in kitchen and three bathrooms were remodeled. Pot lights and hardwood floors were also installed in the principal room and two recreation areas downstairs.
Outside, the 40- by 115-foot lot was freshly landscaped with an interlocking patio and hot tub.
The sale closed on Feb. 10.
The agent’s take
“This was an original owner who redid everything from top to bottom,” Mr. Melnychuk said.
“It’s in a growing area of Brooklin, so it’s walking distance to the school and parks, and they’re building a Longos grocery outlet centre, so there’s future value there.”
