The action
This penthouse loft is in a former church near the railway corridor cutting through Bloor Street West. Eight prospective buyers toured the space over two days before one made an offer with $15,000 on top of the asking price to ward off any potential rivals.
“It’s no secret the market hasn’t been outrageously strong” said agent Paul Johnston. “So it wouldn’t have been surprising for something like this to take 30 to 45 days before someone walked in and said, ‘Yup, this is it!’ [But], within the church, units don’t come up very frequently, and there are only four penthouses.”
“[The buyers] wanted to be in a conversion building with a heritage component and also wanted something that was bright and had outdoor space,” Mr. Johnston said. “The last two things are sometimes difficult to find in heritage conversions.”
“There are windows at the south and north end, a skylight in between … and it also has a really nice private terrace.”
What they got
The former church was converted and expanded in 2017 into 39 units. This nearly 1,100-square-foot space in the original section has been outfitted with two bathrooms and a Scavolini kitchen with cathedral ceilings. There are two bedrooms, a den and a living room with access to the terrace.
The loft also comes with two storage lockers and parking. Monthly fees are $1,188.

“There are a few heritage warehouse conversions in the area, but there are not a ton of church conversions,” Mr. Johnston said.
“So many developments are on busier and larger streets, whereas this one really has an incredibly strong and very charming, residential feel to it.”
