The action

Within less than a year, this two-bedroom-plus-den suite was upgraded to a higher calibre than other units in the 35-year-old tower near Yonge Street and St. Clair Avenue. Nearly three dozen buyers admired its transformation and some lobbed casual offers to buy it, but they all paled to a formal proposal just $45,000 shy of its $1.895-million list price.

“There were two other units for sale at the time, that’s why I went to market to capture buyer’s attention at the same time if they were looking,” said agent Stephen Young.

“I put it on the market thinking it would take a long time like everything else right now, and it sold very quick.”

One unit did sell for about $1.725-million and the other lingered, while this one scored $1.85-million.

“It had great views, and was finished really well,” said Mr. Young. “Compared to the other unit, we had more built-ins, more stone everywhere and all the finishes were high end.”

What they got

This roughly 1,500-square-foot suite was constructed with nearly full-height windows and a balcony wrapped around a den in the southeast corner.

Standout improvements include hardwood floors in most areas, a sleek electric fireplace in the living room and pot lights and walk-in closets in both bedrooms.

There are two full bathrooms, a laundry room, and a galley-style kitchen with quartz countertops and stainless steel appliances.

The unit comes with a locker and parking. Monthly fees of $2,166 cover the cost of water, concierge and updated facilities, such as a pool.

The agent’s take

“It’s practically a brand-new building now with all the amenities and foyer redone, so it’s really nice when you walk into it,” said Mr. Young.

“New inventory is very small – most two-bedrooms are under 1,000 square feet.”
