The action
This semi-detached house on a 29- by 50-foot lot was in high demand in late April among buyers looking for a new home near the Rosedale Golf Club. About 20 visitors came through the house for private tours in the first week it was on the market, and more attended the open house. An early offer of $12,000 over the asking price was quickly accepted.
“Some properties [in the area had recently] sold over asking, some sold for their asking price, and there was low inventory, which generally makes it easier to sell your property,” said agent Andrew Ipekian.
“When someone hands you an offer on a silver platter with a number you like, the closing date you like, and no conditions, plus you don’t have to go through open houses or any more showings, it’s nice to have that peace of mind.”
What they got
This three-bedroom house has had several upgrades since 2021, including new windows and doors and a remodelled front porch and back deck off the dining room.
The kitchen and three bathrooms have also all been modernized. The living room was given new hardwood flooring, pot lights and a barn wood accent wall around the fireplace.
The basement has a guest bedroom and a recreation area and is accessible from a side entrance off the mutual driveway.
The agent’s take
“What made it special was the fact it was fully renovated from top to bottom,” said Mr. Ipekian.
“Lots for semis in the neighbourhood are anywhere between 18- to 22-feet wide maybe, so this was significantly wider.
“It’s in one of the best neighbourhoods in the city, super desirable with lots of parks, restaurants, and great schools, public and private,” Mr. Ipekian said.
“The fact it was on a dead-end street with ultra-low traffic was appealing to many buyers.”
