The action
This three-bedroom house in a neighbourhood near the Square One and Dixie Outlet malls, was the only semi-detached in the area up for sale in the first week of June. That lack of competition gave them the confidence to turn down the first weak offer. They were able to wait for another bid and negotiate an acceptable offer $29,000 below their asking price.
“It was a busy listing because it was in a great location,” said agent Mary Jo Vradis. “It’s a good starter home, and it’s been renovated.
“We priced it appropriately, which is why it sold fast,” she said. “We did quite a bit of stuff, like a lot of staging and painting, even though it was already renovated.”
What they got
This two-storey house has had more than $120,000 of improvements done since 2021, including new exterior doors and new heating and cooling systems. The fencing and deck have also been renewed and a gazebo and pizza oven have been added.
Inside, the staircase was updated and two bathrooms were remodeled. The sunken kitchen was refashioned with tile flooring, quartz countertops and an island with seating on three sides.
The main family room has pot lights and an electric fireplace. There’s also a lower-level entertaining area.

“It’s a great little family house for someone looking to start out,” said Ms. Vradis.
“They had a pizza oven at the back, which was nice, and high hedges,” Ms. Vradis said. “It was a really cute backyard and a very welcoming space.
“There are great schools, and it’s close to parks.”
