Agent Angela Del Vecchio convinced the owners of this three-bedroom house that it would get more attention in June rather than September, even though other properties were struggling to sell in the same area west of Cloverdale Mall. With launch day set, she plowed ahead with the listing even though photos of the property were delayed. The first three visitors tendered bids before she uploaded images the next day.

“In the week or two [prior], there was one property over 50 days on the market with continual open houses, and some were pretty stale, sitting for over 30 days on the market, and a few were relisted,” said Ms. Del Vecchio.

“We had three showings and three offers, and that is not common in today’s market and in that area.”

Each party revised their proposals, but the second highest bidder was the most impressive.

“The first people that offered improved a lot, the second people didn’t improve at all, and the third people came up just a little,” Ms. Del Vecchio.

“Even though the third people bid higher than the first people in the second round, the sellers were insulted by how little the third people came up.”

This 61-year-old house has a double garage and a side-split design with four levels, including a newly renovated basement with a second fireplace in the recreation area.

All three bathrooms were renovated, and the main floor was redesigned with open principal rooms and a modern kitchen with an extra deep peninsula, and a glass door to a wide deck and 65-by 100-foot grounds.

“[The owners] did a really fantastic kitchen reno,” Ms. Del Vecchio said.

“It was a ‘wow’ factor when you walked into the house.”
