The marketing plan for this semi-detached triplex that sits just 50 metres from Bloor Street West included a detailed description in an online newsletter, a 13-page brochure with photographs and floor plans, and a list of expenses and rental incomes. The data package swayed one careful buyer, who had scanned listings by agent Leonard Fridman for years, into putting forward an offer $19,000 under the asking price.

“Sometimes people will sit on the database for eight years, [waiting] for the right property to come along,” said Mr. Fridman.

“If you were a buyer looking to do this, you’d fear the unknown, and you’d want as much detail and transparency to make you feel comfortable.”

Mr. Fridman said he reassured the buyer that this property is an affordable substitute to single-family houses nearby.

“It’s a great way to live in the city of Toronto by living in one unit and renting out the other two,” Mr. Fridman said.

“Right now, with the cost of living, it’s an incredible way of freeing up cash … and not being beholden to a big mortgage.”
