This 1½-storey loft in the rafters of a church conversion project near High Park didn’t get any offers when two agents had it listed at prices ranging from $1.5-million to $1.1-million over three months this summer. The seller then sought out a new set of agents.

“We re-strategized and staged for an artistic, younger buyer,” said agent Paul Maranger. “The space is a bit more masculine than feminine, and its layout is a bit quirky, so you can’t put conventional furniture in there.

“It needed a mixture of textures, like leather and wool, to make it warm and homey.”

The makeover, combined with a new asking price under $1-million, quickly resulted in two bids over the next three days.

“Multiple buyers who came through wanted to buy all the furniture,” Mr. Maranger said.

“We had a total of 17 showings, and six [additional requests for showings] after we sold it, so we had to cancel them.”

The Abbey Lofts project was completed about 10 years ago with two dozen units, including this 1,223 square foot space with original brick walls and vaulted wood ceilings with exposed roof joists.

The principal room has sliding doors to a terrace. Stairs lead to an upper bedroom with skylights, a walk-in closet and private bathroom.

The main bathroom and kitchen were recently revamped and updated hardwood flooring was laid in areas like the den and second bedroom.

The unit includes a storage locker, bike lockup and parking. Monthly fees of $1,009 cover water.

“Most churches tend to be on busy streets and arteries, but this was on a super quiet street and two blocks from High Park, so it was incredible,” Mr. Maranger said.

“Lofts generally don’t have outdoor space by the nature of what they are – most are in former factories – so this [terrace] was cut out of the roofline.”
