This detached house has an unusual side-split design from the 1980s and is on an irregular-shaped lot that widens to 102 feet at the rear. A builder made an offer on the house before it even went up for sale, but couldn’t come up with a price agreeable to the sellers. When it did hit the open market a few days later two offers came in, with the seller agreeing to a bid $24,000 under the asking price.

“I didn’t expect it to sell that quick because of how dated the house was,” said agent Glen Parsons.

“There were other homes available, but not much in Stouffville for under $1-million.”

At the end of a cul-de-sac, this two-bedroom house is in pristine condition with living space spanning three levels, plus an unfinished basement and an attached garage.

The agent’s take

“It’s in the older, historic part of town, closer to Tenth Line,” Mr. Parsons said. “Everything after Ninth Line in Stouffville is all new, like plazas, the Longos, and restaurants – so this is in a quieter area.

“Right in town, there are two GO train stations, so access to Toronto and the city is really nice.”

“The house reminded me a lot of the old-style homes in Scarborough, where there are a lot of back splits and side-split houses,” Mr. Parsons said. “[But in Stouffville], this is the only side split on that street.”
