Last year, this four-bedroom house near Sherwood Park was listed for three different prices between $1,999,888. and $3,188,000. The lowest figure generated some offers, but none were satisfactory. This year, a new agent promised better results by tweaking the furnishings and setting the price at $2,849,000, which is closer to its current value.

“It was staged before, but it looked lived in, so we had to make it look show ready or perfect,” said agent Andre Kutyan.

“And I had sold a comparable listing to this in late November/early December in the $2.7- to $2.8-million range, so I said, ‘That’s where we need to be in their asking price.’”

The multifaceted makeover, plus improving market conditions, ushered in new visitors and a $2.77-million deal after Easter Monday.

“There wasn’t a lot of inventory and there was some pent-up demand from the first quarter,” Mr. Kutyan said, who also noted the timing was better than the last listing, when mortgage rates had recently risen.

“You’ve got a detached home on a street close to a lot of attractions and you’re literally in the heart of the city,” said Mr. Kutyan.

“One great feature is the kitchen and family room have 12-foot ceilings, and it has a two-car garage, which is a big deal.”
