The action
This updated townhouse backing onto St. Michael’s Cemetery was listed for $4,000 less than what the owners paid for it in 2021. Buyers were eager to look around none made an offer by the date in June set out by the sellers. Nonetheless, the property remained on the market at the same price until one buyer presented an offer $5,000 off the asking price, which the sellers accepted.
“The [sellers] bought at the absolute peak of the market,” said agent Andre Kutyan.
“They did some improvements to the home – they redid the front elevation with all the stucco work and did some work on the inside as well – so they got, more or less, what they paid for because they improved it.
“If it was left as is, they would have gotten way less than what they paid in 2021.”
What they got
This two-storey townhouse on a 17- by 107-foot lot had key components upgraded as recently as 2022, such as a new roof, interlocking parking pad, and brick and stucco façade.
Inside, the open living and dining areas feature new pot lights. The eat-in kitchen has stainless steel appliances and sliding doors to a covered deck and stone patio.
A skylight brightens the stairwell leading up to three bedrooms upstairs. One bedroom also has a small balcony.
The basement provides additional areas for study or recreation, plus a separate front entrance and second bathroom.
The agent’s take
“Balmoral is a highly regarded street in Summerhill,” said Mr. Kutyan.
“It’s a great location, but the one caveat to that is it backs onto the cemetery. It’s a deal-breaker for some people, and for other people, they’re happy to have quiet neighbours.”
