The action
This four-bedroom house about 70 kilometres east of downtown Toronto was given a fresh new look for buyers, complete with a newly remodelled kitchen and stylish furnishings. Thirty visitors toured the home and 10 wrote purchase offers, but none were enough to satisfy the owners.
“There were a couple of listings that had been sitting around on the market that hadn’t sold, so our idea was to get a better-looking house at a more aggressive price point to get lots of traffic in and get sold in a reasonable timeline,” said agent Ken Ramsay.
“Although there were 10 offers, it’s not like it was with 10 offers a year and a half ago, where somebody would have jumped up above everyone else and gotten the deal done.”
The sellers decided to raise their asking price from $888,000 to $1,079,900. One of the previous bidders returned to negotiate a deal for $1.05-million.
“Sometimes buyers feel different when they’re not in a pressure cooker environment,” said co-listing agent Jaime Ramsay.
“Once we said, ‘We’re committed to working it out with you,’ it gives us an opportunity to really negotiate.”
What they got
This two-storey house was built eight years ago and has an oak staircase, nine-foot ceilings and crown mouldings in the living and dining rooms.
Across the rear, there is a family room and a breakfast area with access to a deck, patio and shed on the 30-by 100-foot lot.
There are three bathrooms, a built-in garage and an unfinished basement.
The agent’s take
“It’s a very nice, family-friendly area,” said Ms. Ramsay.
“It’s walking distance to a brand-new Costco and restaurants, which in a lot of suburbs, you don’t get within walking distance.”
