The action
June seemed the ideal time to list this four-bedroom house that came with an updated, in-ground pool, new glass enclosure along the deck, and fresh landscaping on the 50- by 110-foot lot.
“It was right at the beginning of summer, so the pool had just been opened and the weather was great,” said agent Andrew Ipekian. “A lot of families were coming to the open house and all were excited for the pool.
“We wanted to do this right before school was finished while buyers were still in the GTA looking for homes.”
“And a lot of families who purchase in June are looking to close at the end of August, so they can start the school year in September.”
The timing worked perfectly, with a quick over-asking offer and an August close.
“It was the closing date the sellers wanted, and it was firm without any conditions,” Mr. Ipekian said.
“Some [other houses] had been sitting for a while in the neighbourhood, so we priced this well.”
What they got
This roughly 40-year-old side-split house has living space across three levels, plus a finished basement.
On one side, there is a double garage and a family room with access to a pergola on the patio. The floor above houses four bedrooms and two out of three bathrooms.
The other side of the house has the kitchen, dining area, and a living room with a fireplace.

“Some areas were renovated before and some the sellers did, like the kitchen,” said Mr. Ipekian.
“A huge selling feature was the tree-lined backyard,” he said. “Both sides had huge hedges, which gave you so much privacy.”
