The action

This three-storey unit in a refurbished coach house was tentatively sold this summer, but the deal dissolved when a scan of the status certificate revealed that an owner was limited to having one dog.

“It was a one-dog, two-cat policy, which is not uncommon in condos,” said agent Nigel Denham.

“The buyer had two dogs, so we had to kill the deal, to everyone’s disappointment.”

After Labour Day, the price was reduced to $2,279,000 and within weeks, a new deal was agreed, though one $84,000 under the revised asking price.

“We were expecting to sell in a pretty efficient amount of time because it carries a Lowther address, which is one of the better addresses in Yorkville,” said Mr. Denham. “And it’s a great and highly walkable location.

“It’s also a charming property that’s hard to replicate. It has the perfect hybrid of worry-free condo living with condominium elements to it.”

This heritage-designed property was converted in the 1980s into three townhouse-style units.

“It’s not the only house that’s been converted into condominiums … but it is rare,” said Mr. Denham.

“It came with its own private garden/walled terrace, which is one of the more charming elements of the townhome.”
