The action
This young family had their hearts set on a large property near good schools in High Park or Roncesvalles, but even with a $2.5-million budget they were outbid on all their favoured prospects. Instead, they switched tack and made an offer for this aging bungalow with the hopes of creating a modern infill home. Without competition from other buyers, they managed to whittle the price down by $22,000.
“For almost two years, we looked at a variety of homes, but nothing was quite right, so this presented them with an opportunity to create what they want,” said the buyers’ agent, Nutan Brown.
“We didn’t have to compete, so we were able to negotiate the good, old-fashion way.”
What they got
This two-bedroom bungalow has 1,038 square feet of living space, including separate living and dining areas with hardwood floors.

“It’s on a pretty premium street in the High Park/Roncesvalles area, so the homes are all pretty grand and on nice-size lots,” Ms. Brown said.
“This is a great, rectangular lot with no irregularities.”
