This 61-year-old bungalow in Oshawa, roughly 60 kilometres east of downtown Toronto, needs refurbishing and some mechanical work, but an asking price under $500,000 brought out a throng of first-time buyers and investors. Roughly ten groups stopped by daily and 50 packed two open house events in September.

“It was busy, which I haven’t seen in a long time,” said agent Jenelle Cameron.

“It was very original – it has an oil furnace for example – so that scared some people off.

“But for people who are trying to get into the market and want a detached home, you can’t beat the price in the GTA.”

On the date set aside for considering bids, nine offers were on the table. The winner went $81,100 above the asking price.

“Of the nine offers, one was under asking with a home inspection condition, though I had already provided a prelist home inspection,” Ms. Cameron said.

“The rest were pretty similar within $20,000, which is unusual, because there’s usually more of a discrepancy.”

“It only has one bathroom, and the basement was partially finished,” said Ms. Cameron. “But it was very well maintained and looked cute.

“It’s not a bad location because you’re pretty close to the highway, which is great, and it’s on a typical, Oshawa street.”
