The action

This two-bedroom suite was listed for $1,388,000 on the strength of the high-calibre renovations recently completed by the owners who are in the design and building trades. The first offer fell short of their expectations, and as the weeks dragged on, other units sold for far less money or not at all in the 10-year-old tower on Yonge Street, across from Davisville station.

“A similar unit on a higher floor sold for $1.212-million, so we were much higher than that,” said agent Belinda Lelli.

“There was one for sale, that was larger by 100 square feet, at $1.29-million and now it’s at $1.22-million.”

After a brief hiatus, the corner unit was relisted below $1.3-million in September, and three offers emerged within a week. In negotiations, the sellers pulled one bid up to $1,274,000 and closed on November 1.

“It’s really beautiful and done well, so we had a lot of action at $1.298-million and ended up with competing offers,” Ms. Lelli said.

“The purchasers are custom builders, so they appreciated everything the sellers did in there.”

What they got

Much of this 983-square-foot unit was redesigned and updated, including new hardwood flooring, two remodelled bathrooms and a primary walk-in closet created from a former den.

The kitchen was refashioned with quartz finishes, an island and integrated appliances.

There are nine-foot ceilings, full-height windows, and a south and west-facing wraparound balcony accessed from one bedroom and the living and dining area.

The unit comes with a storage locker and two parking spots. Monthly fees of $1,098 cover water, 24-hour concierge and the use of guest suites, a gym and a rooftop terrace.

The agent’s take

“The location is stellar; you can literally walk across the street and the subway is there,” said Ms. Lelli.

“The wraparound balcony with the unobstructed view was another huge seller.”
