The action
Agent Luisa Piccirilli was busy with the launch of this four-bedroom house near King’s Mill Park on the Humber River but paused to take a referral call from potential clients renting nearby. Later that day, they spotted her lawn sign on a stroll, spun around, and outbid another serious buyer with a final price of $1,908,800.
“We had communicated and introduced ourselves through a referral, and then they ended up walking by my listing, and loved it, so it was like a match made in heaven,” said Ms. Piccirilli.
“They thought the schools were fantastic, you could walk to Bloor Street from here and all the Kingsway shops, so they fell in love with the area.”
What they got
This detached house on a 50- by 116-foot lot has a back-split design with five levels, including two self-enclosed units, one two-bedroom and the other one-bedroom, each with kitchens and bathrooms in the lower level and basement.
The main unit spans three levels and each has a sunroom. The front foyer leads to open living and dining areas with new wood flooring, and an updated, eat-in kitchen with access to a covered patio.
Across the rear, the upper level has three bedrooms and two bathrooms. Directly below is an office or fourth bedroom and a family room with a fireplace and exits to the gardens.
For parking, there is an attached double garage.
The agent’s take
“It’s a unique style of home for the area,” said Ms. Piccirilli. “It’s not your typical Sunnylea, two-storey Georgian-looking home.”
“People also liked the lot size because it had 50-foot frontage, and in that area, it’s not common.”
