First-time buyers, downsizers and young professionals slowly trickled through this two-bedroom corner suite at the Taylor residence, a few metres east of Crow’s Theatre at Dundas Street and Carlaw Avenue, during the month of May. There was one early offer, but it soon collapsed. Another offer came through the next month, and, after negotiations, the seller agreed to a bid $28,000 under the asking price.

“There was nothing else listed, very little supply, so we thought it was a good time to put this out,” said agent Mary Jo Vradis.

“The market in general is a lot slower for condos, but the values are still there.”

“People generally like low-rise buildings better than high-rises, and there are less of them, so they’re more sought-after,” said Ms. Vradis.

“The location is amazing at Carlaw and Dundas, right by the 24-hour streetcar [line], and you can walk to Queen Street.”

This unit is also unusual, having exposures east and south, plus two different types of entertaining areas outside. “It was a corner unit, so it’s not a typical layout,” Ms. Vradis said.

“It has a huge terrace and a balcony with gas barbecue hookups. It was really nicely situated.”
