Agent Carol Wrigley generally avoids listing properties on long weekends. She broke that rule on the May long weekend for this three-bedroom house with an in-ground pool on the theory that folks without a cottage property would be drawn to the outdoor ambience.

“That weekend, not everyone is gone and not everyone can afford a cottage, so this was something they may want to take a look at, like having a cottage in your backyard,” said Ms. Wrigley.

“There are pools in the neighbourhood, but a lot of them don’t have a lot of land around it, but this has tons of land around it and it’s all treed.”

Three offers were submitted for the property on an irregular lot spanning 35 feet wide and roughly 172 feet along one side before the first open house even began.

“It wasn’t priced to create a frenzy, but because of the exceptional lot, people wanted to buy it to build on it or take the house and gut it,” Ms. Wrigley said.

“There was one across the street that sold quickly for $4.2-million – an older house, but more renovated and on a nice wide lot. And there are new homes on the street being built that will sell closer to $5-million or definitely in the $4-million range.”

“It’s a ravine-like setting without the ravine, so you don’t have to worry about foxes or what you can build on it,” said Ms. Wrigley.

“It’s a great street, and it’s still walkable to everything – a school is literally two blocks away – and all the Bayview shops.”
