The action
This semi-detached house has a versatile design that suited many potential buyers, from families to investors, especially priced low at $1,099,000. There were several offers, but the sellers accepted a bid that went $294,000 over the asking price. The deal closes on July 19.
“A five-level backsplit is rare – sometimes there are four-level, bungalow or two-storey semis – so the five-level backsplits are the most sought after,” said agent Bill Thom.
“Everybody came in way over asking. That’s also why we sold way over asking.”
Buyers likely justified the expense knowing it could be converted into a triplex. The double driveway could also be rented out to students at the Canadian Memorial Chiropractic College, which sits behind the 32- by 143-foot lot.
“The land slopes backwards, so it has a natural walkout basement. [There are] a lot of entrances – very conducive for income properties,” Mr. Thom said.
“We noticed over the years a lot of students would rent a parking spot [nearby] during the day only, so you could make $100 to $200.”
What they got
This roughly 60-year-old house has new roofing, windows and doors. There are four entrances; two at front and two at back, one of which leads into a recreation area by the garage and another to the kitchen and principal rooms above.
The top floor has three bedrooms, with another bedroom on the middle floor, along with a family room with a fireplace and deck. The basement has a kitchen, bedroom, an entertaining area, one of the home’s three bathrooms and direct access to the patio.
The agent’s take
“Typical lots are about 30 feet [wide], so this is a bit wider,” said Mr. Thom.
“It’s close to A.Y. Jackson and other good schools, and it’s also close to a community centre where there’s skateboarding, tennis and swimming.”
