This roughly 20-year-old house was in almost new condition with mostly original finishes. Agent Dominika Stollar figured any potential buyers thinking the home needed updates might be attracted to a list price well under $800,000. Within 12 hours, that hunch was confirmed with two offers, with the seller choosing the one $70,100 richer and closing about two weeks later, on Jan. 31.

“We did have it priced competitively, not crazy under market value, but what really helped us was the lack of inventory in this particular neighbourhood that’s in demand in Whitby,” Ms. Stollar said.

“The sellers also put a lot of work into getting it ready – decluttering it and having the majority of the house freshly painted, deep cleaned, and staged – and we got a great result because of that.”

This three-bedroom house sides onto an arterial road and is linked to an adjacent house only at the garage.

“The neighbourhood has a housing mixture of fully detached and linked homes,” Ms. Stollar said.

“It brings the price point down a little bit when it’s linked because it’s technically not a fully detached property.”

The 38- by 108-foot lot is also close to family-friendly amenities. “Mainly, first-time buyers were trying to get into the great school district,” Ms. Stollar said.
