The action
This four-bedroom house opened to the public a month ahead of schedule in light of strong demand for upscale properties near High Park. The last property to sell in the area brought in $3.8-million earlier in the summer. Nearly 20 buyers filed through to inspect this home, and a $3.7-million deal was signed within 10 days.
“The complete lack of competitive inventory is why we decided to list [in August] as opposed to waiting until after Labour Day,” said agent Nigel Denham.
“We had 18 showings in 10 days and thought that was a good amount of activity for a nearly $4-million house.”
What they got
This three-storey house has 2,733 square feet of living space, including a newly renovated dining room and a sunken family room with a fireplace, stairs to a recreation area below, and sliding doors to a south-facing deck, pool and hot tub.

“It had a stunning main-floor reno done by a high-end designer, Melanie Hay, and no expense was spared,” said Mr. Denham.
“It had a pool, which is hard to get in that neck of the woods because the lots are tighter generally.
“It’s a great location,” Mr. Denham said. “It’s a short stroll to all the wonderful shops and restaurants along Roncesvalles, but you’re also reasonably close to High Park, which is a big draw for the area and great schools.”
