The action
Agent Dino Capocci hoped the treetop views, balcony and two parking spots attached to this 1,650-square-foot unit would raise its profile amid a large field of competing units for sale around the east end of Bloor Street. Those assets did impress about 20 visitors over three months, but not enough to draw a bid near the asking price. Eventually, an offer $168,200 below asking was accepted by the sellers.
“Condos are sitting, they’re harder to sell, and we were competing with another unit in the building at the time, so that affected the sellers taking a lower price,” said Mr. Capocci.
“We were thinking of doing a price reduction anyway, so when the offer came in, it was wise to take it.”
What they got
This 41-year-old suite is filled with sunlight with a solarium at one end of the living room and windows in all other rooms, including the dining room and eat-in kitchen.
The larger of the two bedrooms has a walk-in closet and one of the unit’s two four-piece bathrooms.
Monthly fees of $1,475 cover water, heating and cable. The building also has a car wash station and recreational facilities.
The agent’s take
“In that building, if you have the north view, it’s of the Rosedale Valley and ravine,” Mr. Capocci said.
“Some units do have outdoor space, and some don’t have any, so this had a nice big terrace, which drew the buyers.”
“Besides all of the amenities and great concierge service, the indoor pool also looks north over the Rosedale Valley, so it’s really picturesque for being in the city,” Mr. Capocci said.
