The action
Agent James Warren sold this four-bedroom house near Craigleigh Gardens for the last two owners, but getting the job done for the latest homeowner was a rough undertaking this year. The first offer crumbled due to the buyer’s inability to sell their home. A second offer turned into a slow negotiation before a deal was finally reached at $540,000 under the asking price just before Canada Day.
“The sweet spot was under $5-million,” said Mr. Warren. “Nothing was moving above $5-million. So we just had to be patient.
“The owners were willing to sell it or rent it, but someone came forward with an offer and we were able to meet terms with both the buyer and sellers.”
What they got
Built in 2002 to a design by architect Wayne Swadron, this house has a Georgian-style, centre-hall design.
There’s an attached garage and an updated south-facing patio on the 49- by 100-foot lot.
The home has three fireplaces, five bathrooms and brand-new hardwood flooring in several rooms, plus a newly renovated eat-in kitchen.
There are formal living and dining rooms, as well as casual entertaining areas on the main and lower levels.
The agent’s take
“[It] being a newer build from 2002 was very appealing to a lot of people,” said Mr. Warren.
“It had 10-foot-high ceilings on the ground floor and second floor, and it was gated [off] by the current owners, so it’s like a mini Georgian estate.”
“It’s in a wonderful school catchment with Branksome Hall and Rosedale Junior Public School, and you can walk to both, which is nice,” said Mr. Warren.
“The other thing that was really appealing to the current owners is being able to walk to Bloor Street and Yorkville.”
