The action
About a year and a half ago, a couple looking in Toronto’s west end for a family-friendly home with a large lot, parking and good schools nearby thought they’d found the perfect choice, but were outbid. This four-bedroom house with a garage was an outstanding runner-up as several schools, a community centre and Ravina Gardens were all within an easy walk.
“They offered on a property about a year and a half ago, and that set the bar for what they wanted,” said the buyers’ agent, Nutan Brown.
“This one is perfect because the size is perfect for them and their growing family, and the location is fantastic in the school district they want to be in.”
Their offer outshone three other bidders with a $1.6-million proposal – $302,000 over the asking price – without any conditions.
“They were very educated and informed about home values for the type of home they were looking for,” said Ms. Brown.
“They came in very strong at the beginning,” said Ms. Brown. “That was a strategy move because we wanted the sellers to know we were aggressively pursuing the property and wanted to be successful.”
What they got
This 104-year-old house on a 25- by 156-foot lot has many heritage elements, including a fireplace in the living room, and leaded, stained-glass windows, plate rails and beamed ceilings in the dining room.
The eat-in kitchen was updated with granite countertops, pot lights and a back door to a deck, patio and gardens.
On the second floor, the largest bedroom opens to an office and sundeck.
The basement has a casual recreation space and a second bathroom.
The agent’s take
“The house is great but needs updating and renovating and the buyers are definitely into all of that,” said Ms. Brown.
“It’s a great location close to Bloor West, the Junction and Roncesvalles.”
