Around the corner from parkland along the Humber River, this more than 60-year-old house on a 30- by 100-foot lot called out to more than a dozen buyers excited to either renovate it for themselves or replace it with an infill property to resell for a profit. Agent Nutan Brown predicted a few would concoct offers but was stunned to receive five.
“There were other properties in the neighbourhood, but they were more renovated,” said Ms. Brown.
“Whenever something like this comes up in that neighbourhood, it draws a lot of interest because there’s such an opportunity to transform it and add good value and great resale value after.”
The top contender presented the best terms and price at $935,000, and a possession date in July.
“All the offers were pretty close, but we were looking for the full package, so it wasn’t just price, but the closing date, no conditions and a strong deposit,” Ms. Brown said.
“In this case, the offer that was successful was the leader in all of those categories.”
What they got
This semi-detached house with an attached garage has classic living and dining areas and a separate kitchen with a back door to a south-facing yard.
Four-piece bathrooms are on the second and lower levels. The former also accommodates three bedrooms, while the latter houses a recreation area.
The agent’s take
“It was built solidly and stood up well to time. However, it is dated and needs to be updated in all regards, whether it’s the mechanical systems or cosmetics,” said Ms. Brown.
“It’s the first house on a little street with maybe 15 to 20 houses, so it’s a quiet little street that doesn’t go anywhere and is not well travelled, and it’s also down by the river and park.”
