The action

About 40 kilometres east of downtown Toronto, this three-bedroom house was one of only two properties in the area available to buyers in late February. That scarcity had two dozen potential buyers show up for a tour, one of whom presented the seller with a $10,000 bonus over list price and a short closing date in April.

“With inventory as low as it was, we were seeing a nice bounce back in the market and a lot of bidding wars and things of that nature,” said agent Nigel Denham.

“We weren’t pricing it artificially low and setting a bidding date. We priced it comfortably where we felt it was worth and there was no offer date. And, sure enough, someone came in and put in a slightly over asking offer to lock it in and make sure no one else could jump in and muddy the waters.”

What they got

This back split house has three levels, with three bedrooms on the top floor and a recreation area in the basement.

At the front end of the house, the main floor has the kitchen, open living and dining areas and a family room.

There are two full bathrooms. A side exit gives access to the patio and carport on the 50-by 100-foot lot.

The agent’s take

“Not to say there aren’t people tearing down houses in that area, but this one was in fabulous condition, and the people who bought it are going to embrace what’s there and maybe do minor cosmetic tweaking,” Mr. Denham said.

“What was great about this pocket is the lifestyle opportunities it provided, like being close to Lake Ontario and Frenchman’s Bay, which is a nice piece of waterfront in Pickering. And you have two-minute access the highway, shopping and everything along that corridor.”
