This one-bedroom condo in a 20-year-old building kitty-corner to the historic former Summerhill train station on Yonge Street was listed for sale for four weeks last year but generated little interest among buyers. Brought back to market 6 months later with a trimmed asking price that put it under the $1-million barrier, it sold to the second person through the door.

It helped that the owner was on vacation at the time. “If you want to sell something, ask your client to go out of town,” said agent James Warren. “It never fails.”

“One or two units sold after us, so we were glad we sold when we did because there was less competition.”

“The owner did the renovations for herself, so they were very well done,” said Mr. Warren.

“The real treat was the whole apartment looks out to trees, so it’s very private.

“It was a smaller apartment, so we were looking for someone looking for a pied-à-terre in the city; someone who wanted to live in Scrivener Square and it’s what they could afford; or possibly someone in Scrivener Square who has in-house staff,” Mr. Warren said.

“On the west side of the building, on Yonge Street you have wonderful boutiques and restaurants, and on the east side, you have the park.”
