Once stagers had come in to complete a further grooming to appeal to contemporary buyers, the owners went on vacation, allowing the agent to schedule 27 private tours and a public open house. They returned a week later to three near-identical offers.
The top bid came with a sentimental note from the hopeful buyers that may have clinched the deal.
“The young couple with a baby wrote a beautiful letter and that really spoke to the seller,” said agent James Warren.
“It set a record price for a semi-detached house sale in Leaside this year,” said Mr. Warren.
“The best time to sell is either February or April when the market is tight,” he said. “One house [in Leaside] had sold a couple of months prior for $1.6-million. When we looked at it, we felt our house was much better because the owner had done renovations for her and her family, and it was really done well.”
What they got
Built around 1940, this two-storey house has three bedrooms and entertaining areas with fireplaces on the main and lower levels.

“[The owner] did everything top of the line, and also redid the landscaping,” Mr. Warren said.
“It had marvellous sliding glass doors in the dining area out to a massive deck with a firepit and lots of space for entertaining.”
