The action
Late in May, this 97-year-old house was the first option shown to first-time buyers seeking a three-bedroom house in or near The Junction. It met most of their needs, but they wanted to see properties that needed less in the way of renovation. Disheartened by the price disparity of homes in better condition, they returned to this semi-detached house and paid $1,000 less than the asking price of $999,000.
“Even if it’s the perfect home, it’s hard for people to buy the first house since they had no basis for comparison,” said the buyers’ agent Nutan Brown.
“Many of the [houses they saw] that were beautifully renovated ended up attracting multiple offers and got out of our reach.
“This home had been lingering, but it also offered them the opportunity to do their own improvements and renovations.”
What they got
Within walking distance of stores on Dundas Street, St. Clair Avenue and Dupont Street, this two-storey house has three bedrooms, two full bathrooms, and a second kitchen in the basement.
The main floor has a formal dining area and a back door to two decks and parking on the 14- by 104-foot lot.
The agent’s take
“It’s not current in its finishes, but it’s a solid house,” Ms. Brown said.
“It’s a nice community. We met a neighbour and got a really warm reception.”
