The action
Surrounded by competing houses that were either newer but more costly or cheaper but more dated, this 20-year-old house hit the sweet spot for one buyer who made a conditional offer $84,000 under the asking price.
“There were other houses, but they were either brand-spanking-new, more money and smaller, or they would be older for less money,” agent Ira Jelinek said.
“Generally, houses take about 60 days to sell, so we were very happy with 27 days.”
What they got
This four-bedroom, seven-bathroom house has 4,500 square feet of living space, with coffered ceilings, a walk-in closet and a six-piece ensuite bathroom in the primary bedroom upstairs.
There is an office and two entertaining areas on the main floor, as well as a gym and a theatre with five screens in the basement.
A butler’s pantry connects the dining room and eat-in kitchen. The kitchen has granite countertops, stainless steel appliances and double doors to a new south-facing deck and yard on the 44-by-155-foot lot.
The front walkway and driveway to the double garage are heated.
The agent’s take
“It’s a fantastic layout, well laid out on the main and second floor, and each bedroom had its own washroom, which was great,” Mr. Jelinek said.
“The lot was nice and deep, so it had a lot of space for a big deck, a trampoline area and a grassy area. You could also put in a pool if you wanted to.”
