The action

The basement apartment contains a large kitchen, a four-piece bathroom and laundry machines.Sage Real Estate Ltd.

This three-bedroom bungalow sits on a quiet street near parks and beachfront along Frenchman’s Bay, roughly 40 kilometres east of downtown Toronto. Seventeen buyers managed to book viewing times while the tenant was out before one bidder came forward with an offer to close in June and $32,000 more than the list price.

“The best thing about the property is the location,” said agent Meray Mansour. “And the possibility of having two units.”

“The [buyer’s] agent knew the value. They loved it and wanted that location. So they put in a fair offer, and my sellers were reasonable as well, so they just accepted it.”

The agent’s take

“This is close to the water and one of the nicer areas in Pickering,” said Ms. Mansour.

“It’s a wider lot, so it’s a good size, and someone could tear [the house] down and rebuild or build up.”
