The action
Many of the units in this two-tower condo complex a few streets north of the Rogers Centre face a new residential high-rise to the north. This one-bedroom unit faces west, with better views and a balcony outdoor space.
“It was on the west side of the building – overlooking Blue Jays Way and the SoHo Metropolitan Hotel – so we had a nice distance from the hotel across the street and you’re not looking into another unit,” said agent Christopher Bibby
“As well, the majority of the north-facing units didn’t have exterior space, and we had a balcony.”
Buyers visited sporadically over seven weeks, but attendance rose after the price was cut by $20,000. A few weeks later, one guest tendered a conditional deal for $540,000.
“The amount of competition, not even in the building but in the general area, was overwhelming, with a lot to choose from,” Mr. Bibby said.
“Even with a slight price drop, it created a little flurry of activity, and we sold for $540,000.”
What they got
This 22-year-old unit has a standard layout with massive windows in the living room and bedroom.
Set back by the entrance is a remodelled four-piece bathroom, and an L-shaped kitchen with upgraded quartz countertops, bar seating, and new appliances.
Monthly fees of $631 cover utilities, concierge, an use of an indoor pool and rooftop terrace.
The agent’s take
“The owners fully updated the unit when they purchased it, so it had new floors, a new kitchen and a new bathroom,” said Mr. Bibby.
“The fact it had a window in the bedroom is not common, especially in brand-new buildings with interior rooms.”
