The action
The location may not be ideal, but this condominium is close enough to the plentiful amenities, the green spaces and bicycle paths of the trendy Petit Laurier neighbourhood in Montreal’s Plateau Mont-Royal to make it attractive.
Agent Dominic Brisebois says he got a few raised eyebrows from visitors to the 812-square-foot suite. It’s in a sprawling condo complex located on the south side of a Canadian Pacific railway line and – just for good measure – looming just across the tracks are twin abandoned incinerator smokestacks. The couple who were selling wanted something larger and more convenient for raising a family, with a private backyard, Mr. Brisebois said. All told, there were 16 visits, resulting in one offer.
What they got
A spacious eight-room condo with a fair amount of natural light that was renovated about five years ago.
The complex the unit is located in, built in 2006, has a suburban feel to it and there is a generous amount of landscaping, with lots of ornamental shrubs. lawns and trees as well as pathways linking the separate buildings.
A short walk takes you to the shopping and restaurants of Laurier Avenue East, buses on Saint-Joseph Boulevard that connect to the Metro, and Parc Sir Wilfrid Laurier.
The agent’s take
“We had a single open-house day, on a Sunday between 2 p.m. and 4 p.m. It was during a snowstorm and we still had four different visitors show up.”
