The Action: There were two back-to-back Sunday open houses, with about 25 people visiting the property – which occupies a lot of about 194 square metres – listing broker Deborah Newton said. "We wanted to encourage as many people as possible to see it in as short a period of time as possible." The vendor took care of staging.
What They Got: Just more than 100 years old, this semi-detached brick cottage in the highly desirable neighbourhood of NDG recently got a complete makeover inside. "It's a major, major renovation," Ms. Newton says. "The bathrooms and the kitchen, in particular, are what people fall in love with."
Houses of this design do not usually have two bathrooms on the second floor. This one does; the extra one is an en suite that was added onto the master bedroom. The house has new wiring everywhere, as well new lighting fixtures and plumbing.
A wall was knocked out to open up the kitchen/dining room area and a large granite island was installed. The basement was completely redone. Gas heating was replaced with a high-efficiency, electric hot-water furnace.
The Agent's Take: For a "rare find" of a house with four bedrooms and 3 1/2 bathrooms, "we think we priced it reasonably," Ms. Newton said. "It's in an upscale neighbourhood, one block away from Monkland Village," the popular NDG shopping and eating district, she said.
