The Action: With many single-family homes near man-made lakes on the Calgary market, this land-locked detached home in the city's south end had a tough time competing. After having no luck with an earlier listing, the seller brought in new agents who re-staged the property and reduced the price to the mid-$500,000s. Initial low-ball offers were rejected, but a deal was ultimately negotiated for $527,500 in late December.

"There was a lot of competition," agent Bryon Howard said.

"You could buy a brand-new home for a similar price, but without the updates … in a lake community, so buyers would chose the lake community over this one."

What They Got: Completed just two years ago, this three-bedroom house has 2,016 square feet of iving space, a built-in double garage and a fenced-in backyard spanning 34-feet.

The Agent's Take: "Most [visitors were] families looking for a newer home in a newer community," said Mr. Howard. "It was pretty typical, but it had some more updates than many homes."
