The action

Earlier this year, a couple paid $250,000 for this two-bedroom unit in a small town 45 kilometres south of downtown Calgary, optimistic they could also buy an adjacent unit that sold for a similar price just months prior. They couldn’t convince the new owner to sell, so they listed their unit for $349,900 after Victoria Day.

“If I just looked in that building, it’s worth $250,000, but if you look at south Calgary to Okotoks, there was really nothing available, so I recommenced a price of [nearly] $350,000,” said agent Bryon Howard.

“I was hoping we’d see multiple offers and get maybe close to a full price offer.”

Not only did they receive the exact amount they requested from one of four visitors, but they also turned a $99,900 profit within months.

“The buyers had been shopping for a while and lost out on a few, so they came in at full price,” Mr. Howard said.

“The market appreciation was great at the time because there was not a lot of availability under $400,000 for two-bedroom, two-bathroom condos in all of south Calgary and Okotoks.”

“It was a nice, spacious unit with a nice deck,” Mr. Howard said.

“It’s also on a nice, tree-lined street with wonderful shops, cafés and good restaurants.”
