By the time the owners of this 0.18 acre lot took possession last summer, they had already abandoned their plans to construct a home there. But finding a buyer to take over the lot wouldn’t be easy.

“The sellers knew it might take longer to find someone willing to work within the architectural guidelines and standards the developer requires,” agent Christopher Vincent said.

“One benefit of the lot is people who were subject to the foreign buyer’s ban in Canada could buy raw land,” Mr. Vincent said. “So we definitely had a number of Americans looking at it because they wanted to get into the Canmore market.”

In June, an American did pay the full price of $1.399-million for the land, which abuts the Silvertip Golf Course.

“The developer still had lots to sell, and had increased their prices substantially, so ours looked like really good value,” Mr. Vincent said.

“It’s going to have some pretty amazing views, and one of the nice things about the golf course people don’t necessarily consider is our golf season is very short.

“It’s really only open until early October from mid-May, so the rest of the year, it’s just quiet greenspace behind you.”

Construction on other homes in the new Silvertip community has already begun. About 60 lots are designated for detached and semi-detached properties with allowances for short-term rentals.

“That house could probably be about 4,500 or 4,800 square feet, so it’s not the biggest,” Mr. Vincent said.

“Homes in Silvertip typically range from 4,500 up to 10,000 square feet.”
