The action
With a lot of other homes on the same street in competition, this four-bedroom house near Banff National Park was priced as close to its estimated value as possible to attract a buyer. It received two offers, one of which added a bit of spice at $10,000 over the asking price.
“There were four other homes on the street for sale,” said agent Christopher Vincent. “Some of the homes on the other side of the street back onto a busier road, but this one backs onto a park.”
“We were very strategic in pricing it to sell, so we had an offer within the first day. But [the first bidders] had a condition on the sale of their home, and subsequently, a second buyer came in and they were the successful purchasers.”
What they got
This 27-year-old house has 2,720 square feet of living space spread across four levels, including a recreation room and guest bedroom in the basement.
The main floor has vaulted ceilings above an open dining area and a sunken living room with a gas fireplace. The kitchen exits to a raised deck with stairs to the 48- by 108-foot grounds.
The top floor – situated above the double garage and hobby room – has four bedrooms and two out of three bathrooms.

“Finding a home in Canmore with three bedrooms on the upper level is pretty rare,” Mr. Vincent said. “Finding one with four bedrooms is very rare, so it definitely appealed to a family.”
“Backing onto a park was a big selling feature, and it has trees and mountain views.”
