The action

This furnished, two-bedroom plus den suite in a six-year-old tower went largely unnoticed for more than 200 days on the market last year.

Relisted in March, a new agent had new photography done and trimmed the asking price. That combination brought in about 10 visitors and, within three weeks, resulted in a solid deal with an out-of-town buyer.

“We took daytime and dusk pictures because it’s a great corner unit that overlooks the city,” said agent Joel Gwillim. “We really wanted to make sure we captured the views.

“Some [other condo units in the area] were on the market maybe 50, 60, or 70 days,” he said. “For us to get it done – with conditions – in under 20, we were definitely on the lower side of averages there.”

What they got

This 807-square-foot unit was designed with full-height windows in most rooms. There is also a large balcony off the living room.

The agent’s take

“It’s in a newer building in a revitalized area, so there are a lot of smaller units in there. Whereas this is a two bedroom, two bathrooms plus den, so it’s one of the largest floor plans, not counting the penthouses,” Mr. Gwillim said.

“It catered to a bunch of different people, like a first-time buyer, professionals working downtown or someone who wanted something turnkey that was fully furnished, and they could rent out almost immediately.”
